Police Arrest Woman After Allegedly Pawning Fake Land Title in Antipolo
A 35-year-old woman was arrested in Antipolo City after she allegedly pawned a fake land title to a 53-year-old buyer for P500,000.
The police authorities arrest a woman for pawning an alleged fake land title. The transaction happened earlier this year, but it wasn’t until months later that the truth came to light.
According to the police report, the suspect offered a parcel of land in Barangay San Isidro to the victim back in January 2025. The deal was made through mutual contact, and the victim agreed to pay 500,000 in exchange for the title.

Everything seemed legitimate at first, until the suspect returned in June asking for an additional P100,000.
Suspicious of the request, the victim took the title to the Register of Deeds to check its authenticity. To his surprise, he was told that the title was fake. He immediately coordinated with the Antipolo police to plan an entrapment operation.
On the night of June 30, 2025, the suspect met again with the victim to collect the extra payment. Unaware that police were nearby, she accepted the money and was arrested on the spot. Authorities recovered P36,000 in cash from the suspect, which was returned to the victim.
After the arrest, more individuals came forward with similar complaints. So far, at least seven people have accused the same woman of using the same trick to get money.
The suspect claimed that she needed more funds for her clothing business and had been paying interest monthly. However, when asked directly if the land title was fake, she refused to answer.
She is now being held at the Antipolo police station and faces charges of estafa. Police remind the public to always verify land titles at the Register of Deeds before entering any agreements.
