TRANSFER TITLE REQUIREMENTS 2023 – Here are the documents needed for the processing of a title transfer in the Philippines.
In purchasing a residential property whether it is a vacant lot, a house and lot, a condominium unit, a townhouse, or any other types of residential property, there is a need to process the transfer of the title. This is often done when the property has been fully-paid or will be under a mortgage loan.

Undeniably, the process of transferring a title in the Philippines is one of the long and costly processes most especially if the property is under a mortgage. There are phases that you have to go through in different government offices and each phase has its own set of requirements.
There are also title transfer fees that you must be prepared of. These fees are usually shared by the seller and the buyer of the property depending on the agreement between the two (2) parties.

With regards to the documentary requirements, there are transfer title requirements set by the different agencies. Here are the documents required by the different government agencies for the process:
- Electronic Certificate Authorizing Registration (eCAR)
- Deed of Conveyance
- Latest Tax Declaration
- Deed of Absolute Sale
- Birth Certificate
- Copies of IDs of all signatories
- Official Receipt of Notary Public used to notarize the Deed of Sale
- Certificate of No Marriage or Marriage Certificate
- Clearances from the Home Owners Association, if applicable
- Certified True Copy of the Original Land Title
- Tax Clearance
After securing the Electronic Certificate Authorizing Registration (eCAR) from the BIR by submitting the BIR eCAR requirements, proceed to the ROD or LRA. Submit the needed documents. You need to wait around four (4) weeks for the releasing of the new title.
