A Land Title is the most important document you can ever have as a proof of ownership of a property. It is registered and obtained from the Registry of Deeds or the Land Registration Authority, more popularly called LRA.

If you possess a land property that has yet to be registered to the LRA, it is important to prepare the LRA requirements for Land Titling 2023 and get the process going. It is only through obtaining a land title that you can make use of your parcel of land in many other transactions.

An original copy of a Land Title is usually a requirement in applying for a loan using the lot property as the collateral. Most buyers also require the said document in making a purchase of a lot property for their assurance as well.

In registering a land property under your name for the first time or applying for an original registration, there are documents that you must prepare and submit to the Land Registration Authority (LRA) nearest to the location of the property. Here are the LRA requirements for Land Titling 2023 that you must prepare and submit to the government office:

  • Full size print copy of survey plan duly approved by the Regional Technical Director, Land Management Service of the DENR, certified as true copy by the Branch Clerk of Court.
  • clear copy of the accompanying technical description certified as true copy by the Branch Clerk of Court
  • copy of the latest tax declaration and / or tax assessment
  • Geodetic Engineer’s Certificate on the approved plan or Certification in lieu of Geodetic Engineer’s Certificate issued by the Regional Technical Director concerned
  • Proof of payment of the publication fee by way of official receipt, the case number and name of applicant indicated therein. Pursuant to the NPO Memorandum Circular No. 01-13 dated Dec. 4, 2013, publication fee now costs P2,000.00 for one lot plus P650.00 per additional lot

All the bearings, distances and the technical descriptions of the land appearing on the survey plan must be legible.

In case you are registering or getting a Condominium Certificate of Transfer (CCT) for the first-time, here are the documents that you must submit to the LRA:

  1. Master Deed
  2. Declaration of Restriction
  3. Diagrammatic Floor Plan
  4. Letter request for issuance of individual Condominium Certificate of Title
  5. Certificate of Registration with HLURB
  6. Development permit
  7. License to sell
  8. Owner’s duplicate of the title of the land and all issued co-owner’s duplicate, if any
