Big Relief for Future Homeowners as Pag-IBIG Expands Housing Loan Program

PAG-IBIG – Good news for aspiring homeowners—Pag-IBIG is making it easier to buy a house with reduced interest rates and a bigger maximum loan amount.

Owning a home may soon become more affordable for thousands of Filipinos after the Pag-IBIG Fund announced that it is continuing its low-interest housing loan promo rates while also increasing the maximum loan amount that qualified members can borrow. The move is expected to help more individuals and families purchase homes with lower monthly payments compared to many traditional bank financing options.

Qualified members may now apply for housing loans with a 3% interest rate for socialized housing. Meanwhile, those planning to purchase low-cost to open-market homes can take advantage of promotional interest rates of 4.5% and 5.75%. In addition, Pag-IBIG has increased its maximum housing loan limit to ₱10 million, allowing members to finance a wider range of residential properties.

The initiative is designed to make homeownership more accessible by easing the financial burden on borrowers. With lower interest rates and higher loan limits, more Filipinos will have the opportunity to secure homes that suit their needs and budgets.

According to Department of Human Settlements and Urban Development (DHSUD) Secretary Jose Ramon P. Aliling, the program aims to reduce monthly amortization so that more Filipinos—from minimum wage earners to middle-income workers—can qualify for housing loans. Under the Expanded Pambansang Pabahay para sa Pilipino Program (Expanded 4PH), monthly payments for a ₱950,000 socialized housing unit could be as low as ₱4,005, making homeownership significantly more affordable for eligible borrowers.

Pag-IBIG Fund Chief Executive Officer Marilene C. Acosta also emphasized that the agency can sustain these low promotional interest rates because of its strong financial position. She noted that Pag-IBIG continues to maintain healthy funds while supporting more members in achieving their dream of owning a home.

The agency’s financial performance during the first five months of 2026 reflects this stability. During the period, Pag-IBIG recorded ₱90.24 billion in member savings. At the same time, it approved housing loans for 34,641 families, with the total value of these loans reaching ₱55.26 billion.

With lower borrowing costs, expanded loan limits, and continued financial strength, Pag-IBIG’s housing loan program is expected to provide greater opportunities for more Filipinos to purchase homes and build a more secure future for their families.
